Step 1 of 3

What do you need?

Why do Cape Coral homeowners get a roof inspection?

Most requests fall into three groups. First, an insurance renewal or a new policy, where the company may ask about the age and condition of the roof. Second, buying or selling a home, where a buyer wants to know what they are paying for and a seller wants to avoid last-minute surprises. Third, after a storm, when you need an independent record of the damage.

Some owners also book an inspection simply to plan. If the roof is fifteen or twenty years old, knowing how much life is left lets you budget for a replacement instead of reacting to an emergency.

An inspection will not fix anything on its own, but it gives you facts you can use with an insurer, a buyer or a second contractor.

What does an inspector check on the roof?

The visit usually covers the exterior roof surface, flashing, penetrations, edges and the attic. On a tile roof the inspector walks carefully to avoid breaking tile. On a shingle roof the focus is granule loss, cracking, lifted tabs and nail pops. On metal roofs the focus is fasteners, seams, finish and signs of corrosion.

  • Missing, cracked or slipped tile and shingles
  • Condition of flashing at walls, chimneys, skylights and vents
  • Ridge, hip and valley details
  • Gutters, drip edge and fascia
  • Attic framing, decking and insulation for stains and moisture
  • Lanai, porch and low-slope sections
  • Signs of past repairs and whether they were done properly

The findings are recorded with photos so you can see what the inspector saw.

What is a roof certification, 4-point or wind mitigation inspection?

Insurers and buyers in Florida often ask for specific reports. A roof certification is a letter that describes the roof's condition and an estimate of its remaining service life. A 4-point inspection covers four systems in the home, including the roof, and is commonly requested for older houses. A wind mitigation inspection records features such as roof shape, deck attachment and roof-to-wall connections, which some insurers use to set discounts.

Rules and forms vary by insurer, and the person allowed to sign certain forms may be set by state rules or by the company. Ask your insurer exactly what it needs and who may provide it, then ask when you call which report types are available.

If the report finds problems, our roof repair page explains what comes next.

The price depends on the size and style of the roof, how many sections and levels it has, whether a certification letter or special form is needed, and how easy the roof is to reach. A simple visual inspection costs less than a detailed one with attic checks and several photo-heavy reports. We do not publish prices because each roof is different, but you should always know the cost before the visit.

The time on site depends on the roof, though many inspections of an average home take roughly an hour. The report follows after the visit, and its timing depends on the type of report and the schedule. Ask for an expected delivery date, particularly if a closing date or an insurance deadline is coming up.

What happens on the day and what do I do with the report?

On the day the inspector looks over the outside of the house, checks the roof and goes into the attic if there is safe access. You do not always need to be home, but it helps to have someone available to unlock the attic hatch and answer questions about past leaks or repairs.

After the visit you receive the findings, photos and any requested letter. Read the summary first, then the details. If the roof needs work, ask the inspector to separate urgent items from things that can wait.

You are free to take the report to any contractor for quotes. If it points to a larger project, compare it with the details on roof replacement, or start again from the home page.

Questions about roofing in Cape Coral

Is a roof certification the same as a warranty?

No. A certification is a statement of the roof's condition and estimated remaining life on the date of the inspection. A warranty is a promise from a manufacturer or a contractor to cover certain defects under set terms. If you need a warranty, ask the contractor for the exact written terms and read the exclusions.

Will an inspection find every leak?

Not always. An inspection finds visible damage, wear, weak details and moisture signs, but a leak that only shows in heavy wind-driven rain can be hard to confirm on a dry day. A good inspector will tell you what was found, what could not be confirmed and whether more testing makes sense.

How often should a Florida roof be inspected?

A common approach is once a year and after any major storm, and before an insurance renewal or a sale if the roof is older. Heat, humidity and strong storms age Florida roofs quickly. Regular checks catch small problems like loose tile or dried sealant before they turn into leaks.

Can the roofer who inspects also sell me the repair?

Yes, but you should be able to use the report with anyone. Ask for itemized findings and photos you can share with other contractors, and do not feel pressured to book the work with the same company. If a report claims urgent damage, ask the inspector to show you the evidence.

Do I need to be home during the inspection?

Not always, but it helps. Someone needs to give access to the property and the attic, and it is useful to point out past leaks, repairs and areas of concern. If you cannot attend, tell us in advance and agree how access will be handled.
