Gloved hands resetting a cracked concrete tile on a Florida roof

Roof repair and leak detection

Roof repair in Cape Coral, from a drip to failed flashing

Water rarely shows up where it gets in. We trace the leak first, then explain whether a repair or a bigger fix makes sense.

  • Tile, shingle, metal and low-slope repairs
  • Leak source traced before work begins
  • Straight advice on repair versus replace

Step 1 of 3

What do you need?

Why is my Cape Coral roof leaking?

Water rarely drops straight down from the hole. It runs along the deck and rafters and shows up in a ceiling several feet from the source, which is why guessing leads to repeat repairs. These are the common causes on local homes:

  • Slipped, cracked or missing tile
  • Underlayment that has dried out beneath tile after years of heat
  • Failed flashing at walls, chimneys, skylights and the line where a lanai meets the main roof
  • Cracked or dried-out vent boots around plumbing pipes
  • Damaged ridge caps and valleys
  • Worn, lifted or missing shingles
  • Pool cage or antenna mounts that were fastened through the roof
  • Debris or standing water on low-slope sections

Summer storms are the usual moment a hidden weak spot shows itself, because the rain is heavy and often blown sideways.

How is a roof leak found and fixed?

Leak detection is a process of elimination. The inspector starts inside, looking at ceiling stains, attic framing and insulation for water trails. Then the roof surface above the area is checked, along with every penetration and joint nearby.

Repairs usually fall into a few groups.

Tile roofs

Broken tile is replaced, loose tile is reset, and failed flashing or sealant is redone. Finding a tile that matches the old color and profile can take time.

Shingle roofs

Damaged shingles are replaced, exposed nails are sealed or corrected, and flashing and vent boots are renewed.

Metal and low-slope roofs

Fasteners, seams and sealant are checked and redone. Low-slope areas are checked for ponding and open seams.

If a repair is only a patch on an aging roof, you should hear that plainly, along with the option of a full roof replacement.

What changes the price of a roof repair?

Repair prices swing widely because no two leaks are alike. Replacing one vent boot is a very different job from rebuilding a section of flashing or lifting and relaying tile. The main factors are:

  • How many leak points there are and how hard they are to confirm
  • Roof pitch, height and how safely the area can be reached
  • Material, since matching older tile or metal panels can be difficult
  • Wet or rotted decking underneath the roofing
  • Whether a temporary cover is needed before the permanent fix
  • How much of the roof is worn out beyond the damaged spot

Be wary of any price given over the phone without anyone looking at the roof. A fair quote lists what will be done and what is not included, so you can see exactly what you are paying for.

Many small repairs can be finished in one visit when the weather cooperates. Jobs that need matching tile, special flashing or decking replacement can take longer, and the roof must be dry before most sealants will hold.

On the day, expect the crew to set ladders away from your landscaping, check the area against what was found earlier, make the repair and clean up the work area. You will be told what was found, including any other weak spots that are not leaking yet but are worth watching.

After the repair, check the ceiling and attic after the next hard rain. If a stain grows or reappears, call back and say so. A repair that does not stop the leak has not done its job, and the cause may be a second source nearby.

When should I call about a roof leak?

Call soon after you notice a drip, a spreading ceiling stain, a musty smell, missing tile or shingles, or daylight in the attic. Small leaks grow quickly in the rainy season and soak insulation and drywall. Do not wait for hurricane season to find out how far the damage reaches.

If water is dripping now, move belongings out of the way, put a bucket underneath and open a small hole to relieve a bulging ceiling only if you can do it safely. If water is near light fixtures or outlets, keep that circuit off and call an electrician. Never climb a wet tile roof.

If the cause is a recent storm, read about storm damage repair and what to document for your insurer. For the full list of services, go back to the home page.

Questions about roofing in Cape Coral

How much does a roof repair cost in Cape Coral?

A small repair, such as replacing a vent boot, costs far less than reworking a section of tile or flashing, and a hidden decking problem changes the picture again. We do not give a price without seeing the roof. After a visit you get a written quote that lists the scope. Be careful with any quote given over the phone sight unseen.

Can a leak be fixed without replacing the whole roof?

Often, yes. If the damage is limited and the rest of the roof is sound, a targeted repair is usually reasonable. If the roof is old, brittle or leaking in several places, repairs may only buy a short time. A good contractor will tell you which situation you are in and show you why before recommending a replacement.

Why does my roof only leak when it rains hard?

Heavy, wind-driven rain pushes water sideways under flashing, tile laps and vent boots that stay dry in a gentle shower. Low-slope sections can also hold water long enough to find a small gap. That is why a leak may seem to come and go. The weak spot is still there, and it usually gets bigger over time.

Is it safe to use sealant or a tarp myself?

We advise against climbing onto a roof yourself. Tile is slippery and fragile, the heat is intense and falls are serious. Store-bought sealant can also hide the real source and make the later repair harder. If you need temporary cover, ask a roofer to put it on and explain how long it is meant to last.

Will homeowners insurance cover a roof leak?

It depends on the cause and your policy. Sudden damage from a covered event may be included. Leaks from age, wear or poor maintenance are commonly excluded. Read your policy and talk to your insurer before you sign anything. Keep photos of the damage and any receipts for temporary protection.

Can I wait until the dry season to fix a leak?

Waiting is risky. Even a small leak can soak insulation, stain drywall and start mold in a few weeks of humid weather. The dry months from roughly November to May are a good time for larger projects, but an active leak should be handled sooner, even if only with temporary protection.
